Through a complimentary discovery call, we dive into your budget, design vision, and ideal timeline, all before the contract is signed.

BUDGET & GOALS

Phase 1

This is the phase where we discuss overall costs, ideal timelines, and project goals, based on the information you provide. This includes references such as magazines, social media, competitor work, and any relevant websites to help us understand the design and architectural direction you're envisioning. From there, we can estimate a realistic budget and set expectations, ensuring everything aligns with your vision and key deciding factors.

DISCOVERY PHASE

Phase 2

In this phase, our creative team consolidates all the data you’ve provided—such as inspiration from magazines, social media, and related websites—to craft the design and architectural direction that will guide the project’s development.

DESIGN PHASE

Phase 3

In this phase, the creative team collaborates with all stakeholders to develop the foundational design and architectural plans that will be used for bidding.

BIDDING PHASE

Phase 4

In this phase, the preliminary costs are created to determine project scopes of work that are within your budget.

MATERIAL SELECTION

Phase 5

This is when all materials within budget are reviewed and signed off on.

PROJECT SCOPE

Phase 6

This is when all stakeholders meet on final project deliverables.

PROJECT EXECUTION

Phase 7

As we move into the execution phase of a design-build project, we’re excited to see our clients’ vision take shape. During this stage, we collaborate with our clients to lock in the project timeline and organize the delivery of materials, along with the scheduling of labor. We also place any custom orders at this time to make sure everything is set for smooth progress.

PUNCH LIST

Phase 8

Post-construction review is when a thorough walk-through is performed to ensure the property will be released in proper conditions.

PHOTOGRAPHY & MARKETING

Phase 9

During this stage, we capture professional photos and videos of the property, which we share with our exclusive editorial partners for marketing. Starting in 2024, we’ve invited clients to participate in this process, showcasing how they and their guests interact with the space, adding a personal touch to the story of their design.

  • BUDGET & GOALS

    PHASE 1

    This is when overall costs, ideal timelines, and project goals are determined.

    1.      BUDGET & GOALS We begin by understanding your design goals, budget, and timeline expectations.

    2.      FEASIBILITY A comprehensive study of the property location and its competitors is conducted to ensure the investment aligns with the standards and expectations of the neighborhood.

    3.      CONTRACT SIGNING

          I.   Design Contract Agreement During this stage, we will provide a detailed breakdown of what is included in our services per phase.

          II.   Design Service Fee At this stage, we will send our service fee along with the proposed installment plan.

          III.   Project Timeline We will prepare a preliminary schedule for document submittals provided by K-Samone & Co.

  • DISCOVERY PHASE

    PHASE 2

    This is when the creative team collects data from you, magazines, social media, and correlating websites to create the architectural direction.

    1.    PROJECT VISION

          I.   Determine Style During this stage, we will present an interior and architectural direction based on the data collected from our previous meetings. We’ll begin by scheduling an initial meeting to discuss your ideas and provide our recommended approach.

          II.   Q&A To help us better understand your goals, we encourage you to share all of your questions and concerns during this time, before we proceed to the 'Schematic Design' phase.

    2.      SCHEMATIC DESIGN

          I.   Mood Boards Based on "Project Vision" phase a detailed selection of Furniture and architectural features will be presented for your property. l per area will be presented at this time.

          II.   Plans RCP, Spatial, and Floor Finish Plans will be presented at this time.

          III.   Sketches Black/White and Color elevations will be presented at this time.

          IV.   Preliminary Cost We collaborate with the appropriate disciplines to help achieve those goals based on the approved design direction.

  • DESIGN PHASE

    PHASE 3

    This is when the creative team meets with all stakeholders to create fundamental design and architectural plans for bid.

    1.      DESIGN DEVELOPMENT & DESIRED MATERIALS

          I.   Final Mood Boards per area will be presented at this time.

          II.   Final Plans RCP, Spatial, and Floor Finish Plans will be presented at this time.

          III.   Materials Will be submitted at this time.

          IV.   Renders Colored photo-realistic renders will be provided at this time.

          V.    Feasibility Cost Analysis - Furniture & Lighting  An overall cost analysis with lead-times and warranties will be presented at this time.

           VI.   Feasibility Cost Analysis - Construction  (if applicable) A meeting with the contractor of choice will happen at this time to review design goals.

    2.      FURNITURE REVISIONS

           I.   All revised furnishing selections will be reviewed at this time.

           II.   Feasibility Cost Analysis  All final furniture and lighting will be selected at this time.

  • BIDDING PHASE

    PHASE 4

    This is when the preliminary costs are created to determine project scopes of work that are within your budget.

    FORMAL COST ANALYSIS PHASE

    I.      All trades give final costs

We start this stage by finalizing the project timeline with our clients and scheduling material deliveries and labor sequencing. Custom orders are also placed at this stage to ensure that everything is ready to go.
