Unlike working solely with an architect who primarily focuses on functionality, we provide a holistic plan that balances both design and structural integrity while keeping your vision at the forefront. When necessary, we collaborate with your preferred architect and/or tradesmen to secure regulatory approvals, ensuring that your home or building complies with all legal requirements without compromising your design vision.

We stay up-to-date on critical regulations like these, allowing us to design around such restrictions while thoughtfully crafting your interior layouts and material selections. OUR CUSTOM DRAFTING SERVICE PROCESS

BUDGET & GOALS

Phase 1 FREE INTRO PHONE CALL

We'll connect for a free 15-30min call where you can walk us through your current progress and share your specific needs and vision. In this phase we will discuss overall costs, ideal timelines, and project goals, based on the information you provide. This includes references such as magazines, social media, competitor influences, interest boards, and any relevant websites to help us understand the design and architectural direction you're envisioning. This is also the time you submit Hand Sketches, Lot Dimensional Constraints, HOA Requirements, Example Plans, Real Estate Listings, Pinterest Boards, etc. From there, we can estimate a realistic budget and set expectations, ensuring everything aligns with your vision and key deciding factors.

 Afterwards, if you choose to proceed, we will share a contract and invoice for the 50% estimated down payment.

Phase 2 | INITIAL CONCEPTS

Depending on the scale of project, we usually need about 5-15 business days to create the initial draft of your house or property plans, which we’ll send to you via email and any other preferred coordination. This draft will include dimensioned floor plans, feature interior elevations, sketches, and a 3D isometric sketch of your property.

After reviewing the plans and other coordinating drawings, you can book our first live online or in-person design session (available evenings and weekends) to view your property in 3D and make adjustments based on your feedback. The aim of this session is to address significant changes to the size, layout, flow, and elevations of your design.

CONCEPT PLANS

Phase 3 | PROPERTY DESIGN

Depending on the size and complexity of the project, we typically spend 15-60 days working on revisions with our clients.

If additional tradesmen are involved in the coordination process, the timeline can range from 30 days to 4-8 months.

This phase focuses on refining the design and discussing finer details, such as cabinetry elevations, electrical and lighting plans, and finishes. Throughout all sessions, we will provide a live 3D view of your property, allowing you to visualize and compare different design options. 

REVISIONS

50% DESIGN SET

Phase 4 | RENDER AND FINISHES

Materials are identified and rendered in photo-realistic 3D form.

All final revisions are due at this time. This set includes the addition of the foundation plan, building sections and construction details.

Our 40% service fee is due at this time.

Phase 5 | DELIVERABLES | FINAL DRAWINGS AND VISUALS

We will deliver a 90% drawing set for you to release to your contractor/builder and other stakeholders.

This includes pre-construction drawings that are ready for Contractor, Engineering & Permit!

Our 10% service fee is due at this time.
